The Process

Buying or Selling a Home?

If you're feeling overwhelmed trying to understand the process of buying or selling your home, you're not alone!  This step-by-step overview can help make sense of the home buying or selling journey.


Some of what to expect:

  • Joe will work on scheduling w/professional photographers & drone operators for marketing. Prepare listings for the market and keep sellers informed of the process each step of the way.
  • Overseeing all pending contracts from the accepted offer through closing and communicating thoroughly with clients and third parties.
  • Assisting in coordinating inspections, appraisals, final walkthroughs, etc.  Joe G often helps to provide recommendations for trusted vendor partners in contractors and can help coordinate appointments for clients as needed throughout the transaction.
  • Tracking important dates and deadlines and making sure that clients, attorneys, mortgage lenders, and agents are all on the same page and informed of important details unique to each transaction
  •  Working together to provide buyers and sellers with the best experience possible.  While Joe is responsible for negotiating the best deals for his clients and offers guidance and advice on the unique details that come with listing your home, he also is here to provide weekly updates and communicate all your next steps.  Your "go-to" resource to help answer questions you may have and will work to make sure everything stays on target for a successful closing!

The Buying Process | Pathway to Homeownership

  • After you select Joe to be your realtor, he will schedule an appointment with you to discuss a list of your needs and wants.  
  • At this time, he will need to verify how much you can afford to buy and will then ask you to find a Loan Officer/Lender. (Note: Joe has outstanding referral partners, for mortgage financing, attorneys, inspectors, contractors etc... just ask him!
  • As soon as you get pre-approved for your mortgage, you can start the home shopping for homes. 


  • When you find a home that you like, you can make an offer to purchase the home. 
  • During this time, one of three things can happen: 1.) The seller accepts your offer, 2.) The seller outright rejects your offer, or 3.) The seller proposes a counteroffer.  Depending on the seller’s decision, negotiations may take place if they pose a counteroffer.  
  • After the negotiations are settled, an offer must be accepted by both the buyer and the seller.


  • During this phase, Joe recommends obtaining a home inspection for your protection and an appraisal for your bank’s protection depending on the details of the transaction. 
  • At this point, it is also recommended that you secure homeowners' insurance & freeze any new spending on purchases that may trigger issues from the lender prior to closing


  • In the last phase, we will conduct a final walk-through inspection of property prior to closing
  • Closing usually takes 30-45 minutes & then...
  • Congratulations! You are now a new homeowner! Joe will give you the keys to your house and even take a photo of you and your family to capture this milestone moment in your life!


  • The best way for Joe to protect you and to guarantee that your rights as a consumer, or client, are protected is through a buyer representation agreement or seller representation agreement. This representation agreement is like a “handshake” on paper.  It denotes your pledge to utilize Joe’s services and it also displays his pledge to always place your interests as his number one priority. 
  • Although each circumstance and client are different, once the duties are listed for both you and Joe, you are both legally bound to fulfill these obligations.  These duties should be discussed together in full detail; you should make sure that you completely understand Joe’s responsibilities as your realtor and your full rights as both a client and a customer. 


  1. Before closing, you should verify with Joe and your Loan Officer that all of the preconditions and conditions have been fulfilled.
  2. It is important to make sure that all parties involved with signing the documents during the closing are responsible for bringing the correct form of identification (i.e., a driver’s license, state ID card, or current passport) with them to the Title Company. One of these forms of identification is needed to confirm your identity by a notary public. Even though this is standard procedure, it is an essential step for your overall protection.
  3. Be ready to bring the necessary monies with you in the form of a cashier’s check or wire transfer if funds are required for you to close on the home or property.
  4. As a reference point, the signing process usually takes one hour for buyers and about 30 minutes for sellers. Although these times may vary, you should allow for any extra travel time as well as time to ask additional questions that you may have, especially if you are a first-time homebuyer.
  5. As a rule of thumb, the transaction funds and records are usually posted 1-2 days after you have signed all the necessary papers and documents.  Note: If you are adhering to a strict closing timeline, please make sure that you work closely with all parties involved in the transaction and consider potential bank closures that could be caused by any upcoming holidays. 
  6. Finally, it is important to note that on closing day, the property will be transferred from the seller to the buyer. Joe will explain various documents that you will need to sign in order to make the transaction official.

  • When an offer is presented on your property, he will be there to explain the details, calculate your net proceeds, and strategize with you. Joe knows what to look out for and excels in negotiating for the best possible outcome for his clients

Follow Up After the Sale

  • Joe will follow up on the home inspections, bank appraisal, mortgage status, survey and title work and will always act as an advocate in your corner to facilitate a smooth in expeditious closing.
